Information Pack The wind project generates approximately 12,530 megawatt hours of electricity per year and saves approximately 11,560 tons of CO2. With this and the creation of local jobs, the project contributes to sustainable development in India. FOREST PROTECTION Cujubim, Brazil ​ The project follows a holistic approach to make a lasting change in the behavior towards sustainable practices, forest protection, and conservation. ​ Information Pack This initiative protects 72,843 hectares of tropical forests, safeguarding its biodiversity. It provides education, healthcare, sanitation, food security, nutrition, and further social benefits for 16,000 indigenous people. OCEAN PROTECTION Worldwide ​ Every tonne of CO2 offset enables the Plastic Bank initiative to stop 10 kg of plastic waste from entering the ocean. Information Pack 8 million tons of plastic waste ends up in the sea every year. Developing countries often lack infrastructure for proper waste disposal. ​ Several initiatives prevent plastic waste from entering the sea and contribute to improving the livelihoods of the local people - thus indirectly protecting the climate. The building is formed of two interconnecting elements, Grade II listed front section and larger western extension. Both elements will be significantly upgraded with a new central lift and stair core, services, and WCs.     Victoria Station London CLIENT: Network Rail ARCHITECT: Landolt + Brown MAIN CONTRACTOR: Geoffrey Osborne Ltd CONTRACT VALUE (APPROX.): Confidential SITE DURATION: 12 weeks Built in 1860, Victoria Station has a rich history and has since become London’s second busiest railway station. The building retains much of its original architecture, including the ornate roof above the overground terminal. The sprawling building has undergone various phases of modernisation over the past few decades to better accommodate the vast amount of tourists and commuters. London’s landmark stations are often known for their distinctive features, such as the shopping facilities at St. Pancras. Following this theme, Network Rail decided it was time to add to Victoria Station’s list of drawcards and completely transform ‘London’s busiest toilets’ as part of a multi-million pound renovation project. The brief was to create a set of truly ‘world-class’ washrooms, based on research proving that overall customer satisfaction is directly correlated to satisfaction with the toilet facilities. Working in unison with transport network architects Landolt + Brown, Maxwood set to work creating some of Europe’s most stunning public transport washroom facilities. With a completion timeframe of just twelve weeks, meticulous planning and flexibility was of the utmost importance. The Maxwood team would need to swiftly adapt to unforeseen challenges posed by Victorian building, and work efficiently alongside other trades within the construction space. The luxurious new design scheme features only the finest furniture and appliances, showcasing some of the best designs Britain has to offer. Maxwood’s design team worked closely with the architects, producing a series of elegant tailor-made features. The following sections set out our specific policies in these five key areas: Materials VOCs & Eliminating Formaldehyde Manufacturing Waste Recycling Accreditations ​ Our Sustainability Commitment Environment Health & Safety Quality Environment We recognise and respect the importance of the environment and the need to conserve the finite resources of our planet, and we operate to a self-imposed set of policies that reflect this concern. We meet and, where possible, exceed the environmental standards set down by law, and consider all issues raised in further legislation. ​ Recognising the need for continual improvement in the face of changing environmental issues, we are committed to the ongoing development of systems and procedures that deliver environmental protection by conserving resources and minimising pollution. ​ The following sections set out our specific policies in these four key areas: Materials Eliminating formaldehyde Manufacturing Waste recycling Anchor 1 Materials ​ When sourcing materials, we pay careful attention to suppliers’ environmental credentials: We source paper-based laminate products from suppliers who obtain their paper from sustainable sources We actively go looking for innovative, sustainable new materials and pass on our findings to designers for use in their projects. We buy aluminium products from suppliers who use approximately 60% recycled aluminium ​ We source particle board, MDF, plywood, veneers and other timber-based raw materials from suppliers with FSC® certification. Eliminating Formaldehyde VOCs ​ Formaldehyde is traditionally added to particleboard and the glues used to bond laminate to it, both of which are common in washroom manufacture. Formaldehyde is a recognised carcinogen and a potent sensitiser (i.e. trigger of skin allergies). It causes headaches, chest pains and other symptoms, and is a contributory factor to acid rain. Most manufactured articles containing formaldehyde will continue to emit harmful vapours over time. ​ We lead the way in eliminating formaldehyde from the process of washroom manufacture: We use a polyurethane alternative to traditional formaldehyde-based glues This prevents toxic volatile organic compound emissions, both from the glue itself and from the particleboard to which it is applied. Polyurethane adhesives also deliver much better bonding performance than those using Formaldehyde. This also increases the lifespan of the product, Manufacturing ​ Our manufacturing operations and the materials we use are constantly monitored with the aim of minimising environmental impacts. We use optimisation software to keep offcut wastage from laminated boards and solid grade laminate material to the absolute minimum. Health & Safety Our commitment to the highest standards of health and safety is demonstrated by never having had a major or catastrophic H&S incident in our 32-year history. On site all H&S procedures are strictly followed, including toolbox talks, risk assessments for each activity and ‘near miss’ reporting. All installers have regular H&S training and Maxwood-specific installation training. ​ Internally, we ensure all plant and equipment is maintained in optimum working order, with systems in place to ensure the safety of employees and others when in operation.     < Back Nusr-Et ​ The Brief Nusr-Et aims to offer a distinctive, lavish experience and has been globally praised for delivering a unique dining concept combined with an innovative menu, impeccable service, and great fun. ​ The Nusr-Et experience is based around elegance, with their brand values asserting that “you will taste an exquisite menu”, “be overwhelmed with fantastic smells” and “everything you touch will be enchanting”. It was therefore extremely important that these brand values carried through into all areas of the restaurant, including the design of the ever-important washroom areas. ​ Maxwood Washrooms were excited to be chosen to deliver the washroom designs for the project and we were devoted to ensuring that the washroom experience conveyed the opulence and exclusivity of the Nur-Et brand. The Solution Following their experience of our bespoke PVD-finished Maranté cubicles at a recently completed, high-profile public sector project, MJP specifically tracked us down and offered to collaborate with us. Whilst hospitality washrooms are not our core target, we readily accepted this once in a lifetime opportunity to create something truly unique. Offering full height total privacy and a flush surface finish and soft door closes, Maranté offered an elegant, chic style that met the brief perfectly. With a range of finishes available, the clear choice for Nusr-Et was a lavish gold PVD brushed cubicle, finished with brushed brass finish stainless steel for a timeless, luxurious experience. ​ With complementary Maxwall Duct Panelling in matching finishes, sumptuous Dark Emperador Marble vanity troughs and illuminated Prism Mirror boxes, the final look for Nusr-Et combined an eclectic mix of multifunctional design, sleek styling, and opulent finishes. The Result The client was extremely happy with the final look and feel achieved within the restaurant washroom. The blend of modern styling, intelligent design and lavish finishes perfectly embodied the Nusr-Et brand and delivers the highly successful guest experience that the brand continually looks to convey.     Design Insights 2022 Trend Predictions Eco-Aware, Hyper-Hygiene, Inclusive Co-joined Spaces, Wellness-in-Work. Haven’t heard those phrases before? You will do in 2022. Discover the 2022 trends in workplace wellness, design, inclusivity, and productivity before anyone else. Eco Aware View Hyper Hygiene View Inclusivity View Wellness View Eco Aware 2021 saw a huge transitional shift in public opinion towards sustainability and the need for us to become more eco-conscious in our individual and corporate decisions. This did not catch anyone by surprise, sustainable practices and materials have been steadily becoming more mainstream and popular for the last few years. We predict that 2022 is going to see a further acceleration of sustainable, mindful, and eco-friendly practices becoming established within all aspects of our lives. Whether that means responsible local shopping, electric vehicles become more commonplace on our roads, or the use of sustainable, eco-friendly materials in new washroom design, in the face of climate change, we can all make small changes to do our bit to help protect the environment. Making more eco-conscious, sustainable choices about the materials you incorporate into your washroom design can start by using more sustainable, eco-conscious materials and processes. Sustainable materials are classes as materials that can be used in large quantities over a long period of time, with appropriate planning and development, without significant environmental impact. The pandemic has reset our relationship with the physical world and the expectations of spaces we interact with. For example, a recent government research study found that the Covid-19 pandemic was a “moment of change” for handwashing. Whether it is personal hygiene expectations or societal pressures, in a microcosm this study demonstrated the change in public opinion on increased post-pandemic hygiene. The influence of social distancing in 2022 will not simply disappear. This awareness of personal space has prompted a re-examination of our relationship to physical space, none more so than in the washroom. Washrooms, along with shared food preparation places, are often cited as the spaces that the public value hygiene above all others, and with consumers becoming more aware of high-touch surfaces, 2022 will see a continued acceleration in the adoption of touchless systems such as hand driers, soap dispensers and automatic doors. Washrooms will transform from being purely functional spaces, into inclusive environments, reflecting the changing needs of a progressive society and the brand values of the business they sit within. As well as engendering themselves to modern society, gender-neutral bathrooms make more economical and operational sense, too. A single, larger bathroom utilises floorspace space more effectively than two segregated bathrooms, and standardisation of facilities and utilities reduces the costs of building. ​ Anchor 3 This co-joining of traditional washroom spaces doesn’t necessarily mean a decrease in privacy. By intelligently designing your washroom space to incorporate individual stalls, with floor-to-ceiling doors for additional privacy and bins for hygiene products in each will ensure everyone feels safe and confident in the new gender-neutral space. It may even be possible to include a dividing wall for additional privacy can serve to divide a communal bathroom without segregating by gender at the door. More economical use of floorspace, easier to maintain and clean, plus more inclusive for a modern society where individuals are free to become less entangled to a single gender.     Broadgate Quarter CLIENT: Hines ARCHITECT: John Robertson Architects MAIN CONTRACTOR: ISG CONTRACT VALUE: Confidential SITE DURATION: 8 weeks Luxurious washrooms by Maxwood, specified in a stunning gold and black colour scheme, are among the premium facilities for the new tenants of Broadgate Quarter in the heart of the City of London. The major remodelling project by ISG on behalf of developer Hines provides Grade A office space, managed by Helix Property Advisors, in one of the capital’s most desirable locations. The new washrooms feature laminated glass with a unique metallic effect from the Swisslamex range. Inlaid with a ‘gold’ coated fabric mesh, the glass creates a shimmering finish to duct panelling and vanity splashbacks that changes with the light and angle of view. PRODUCTS SCOPE: Maranté cubicle system provided an elegant solution for the majority of washrooms. The full-height doors and pilasters were manufactured from a High Pressure Laminate (HPL) with a Jet Black Gloss finish. Maxwall panels, faced with the Swisslamex ‘gold’ glass. It was a full restoration project combing a Victorian warehouse and new build extension. This was a sensitive restoration of the historic fabric, coupled with carefully considered new interventions, preserving the character of the original for future generations.     Considerations & Advice Designing a commercial washroom is about more than just aesthetics. Whilst complementing interior architecture washrooms must also be functional, comply with relevant regulations and encourage the respect of users. Creating added-value Today’s office developer recognise that lobbies, lifts, loos and views can make a building more attractive and provide greater intrinsic value. While not necessarily quantifiable – it can make the difference to the rents paid and securing an occupier. This is driven by the changing profile of occupiers and their staff. Today’s Millennial Generation has entirely different expectations of the work environment. They expect an office experience more akin to a hotel or high-end residential experience. This has led to the concept of Business Hotels. Where people check-in, use concierge facilities and benefit from front of house meet and greet. They book desks now by the hour/day/week and services are tailored to meet people’s needs. All aimed at making people to feel valued the moment they walk into the office. This means that lobbies, lifts, loos and views have been rethought. No longer just an entrance, lobbies have cafes, breakout spaces and areas to meet. Lifts are clever, they know where you are going – and often are replaced by internal stairs. External spaces and terraces now bring the outside in. Washrooms are designed to satisfy the needs of those who cycle or run to work. At Maxwood, we understand the value – both to the developer and the end user – of a beautifully designed and engineered washroom. Get in Touch Building Regulations Part M of the Building Regulations ensures that washroom facilities are accessible to all and set standards for safety and those with disabilities. ​ This covers: - Emergency access from the outside - Visual contrast - Setting out of Accessible WC and Ambulant WCs. BS 6465 of the British Standards also outlines best practice for activity spaces, typical dimensions and toilet provision quantities. Get in Touch Disability Discrimination Act (DDA) Commercial washrooms must be designed to meet the strict criteria of the Disability Discrimination Act 1995 (DDA) to ensure facilities can be accessed with ease by someone with a disability, whether that’s a wheelchair user or a person with impaired vision, for example. One of the primary requirements under the DDA is the provision of at least one wheelchair accessible cubicle in any non-residential building. In addition, where there are four or more cubicles provided in a washroom, one of these must be of an enlarged size to dimensions set down in DDA Document M guidelines. Cubicles for disabled users should include grab rails, outward opening doors with clear access to the WC itself, a raised toilet pan, and be fitted with indicator bolts and doors which can be opened with a closed fist. DDA regulations also need to be considered in terms of the LRV (light reflectance value) of surfaces. This ensures sufficient visual contrast between different areas of the washroom, such as door frames to walls and sanitary fittings to walls, to enable visually impaired people to distinguish between these areas by virtue of the difference in light reflecting from the surface. It should also be noted that wall finishes and floor coverings should contrast with each other in terms of both colour and texture to help the visually impaired navigate the washroom safely. Get in Touch Workplace washroom standards In addition to Building Regulations, designers of workplace washrooms are advised to consult recommendations in the Government’s Workplace (Heath, Safety and Welfare) Regulations. These relate to issues such as cleanliness, hygiene, ensuring user privacy with the provision of lockable doors, adequate lighting and ventilation. The choice of materials can assist in achieving some of these standards. For example, high pressure laminates offer a hygienic, easy to clean option for cubicle doors and other surfaces, while SGL (solid grade laminate) is extremely resilient to knocks and bumps, and being impervious to water means it is easily washed down. In addition, manufacturing walls and vanity troughs from a single piece of solid surface material creates an attractive, seamless appearance and also reduces the number of joints for easier cleaning and less unhygienic crevices. Specifying non-touch fittings, from automatic hand dryers to electronic sensor taps and toilet flushing systems, is also worth considering to ensure a hygienic washroom environment. Get in Touch

Styled around Maxwood’s high quality product range, from elegant flush-fronted Maranté toilet cubicles to Xeista Corian vanity units incorporating hand-basins with a luxurious bronze-effect finish and matt black taps. Maxwood’s comprehensive package also included complementary wall panelling with a neat shadow gap trim around the grey gloss panels for washroom lobbies. The major remodelling project by ISG on behalf of developer Hines provides Grade A office space, managed by Helix Property Advisors, in one of the capital’s most desirable locations. The new washrooms feature laminated glass with a unique metallic effect from the Swisslamex range. Inlaid with a ‘gold’ coated fabric mesh, the glass creates a shimmering finish to duct panelling and vanity splashbacks that changes with the light and angle of view. It has a Scandinavian feel with exposed concrete ceilings and beams, feature tube lighting, and polished plaster walls combined with modern fittings to provide a calm, metropolitan setting.     40 Chancery Lane CLIENT: Derwent London ARCHITECT: Bennetts Associates Architects MAIN CONTRACTOR: Morgan Sindall CONTRACT VALUE: Confidential SITE DURATION: 16 Weeks The redevelopment of 40 Chancery Lane involved demolition of all bar one of the buildings on the site to make way for a modern, energy-efficient office building, clad with a glass and stone façade; the Tooks Court building still remains. The completed building, designed by Bennetts Associates Architects, provides approximately 100,000 sq ft of contemporary workspace, including male, female and disabled access washrooms by Maxwood to six floors and basement area. ​ Maranté toilet cubicles are faced with a fashionable ‘Lati Silk’ dark grey real wood veneer. Maxwood’s stainless steel hardware range featuring concealed fixings and fall-to-close hinges. Bins are concealed within bespoke cupboard units with painted MDF doors on soft-close hinges. Vanity tops for the new washrooms at Chancery Lane were produced from Caithness Flagstone, a beautiful and highly durable material; created over 400 million years ago and only found in the far north of Scotland, Caithness Flagstone is one of the most versatile slates on the market. ‘Ice-stix’ glass tiling to rear vanity walls and as a panel facing for the Maxwall ducting units for WCs. Maxwall panels for the urinals were faced in back-painted glass with urinal divider screens from back-to-back glass with a white interlayer.
