    Royal College of Pathologists CLIENT: Royal College of Pathologists ARCHITECT: Bennetts Associates MAIN CONTRACTOR: Gilbert Ash Ltd CONTRACT VALUE (APPROX.): £180,000 SITE DURATION: 4 months Located in Aldgate, this seven-storey building is the College’s new HQ and provides space for a multitude of purposes, ranging from overnight staff accommodation to state-of-the-art pathology research. With its environmentally efficient design and striking use of concrete and timber throughout, this project has received many accolades including: AJ Architecture Awards – Shortlisted, Workplaces (up to 10,000 sqm), 2019 Dezeen Awards – Shortlisted, Business Building, 2019 New London Awards – Winner, Education, 2019 ​ PRODUCTS SCOPE: Flush-fronted, full-height Maranté WC cubicles in gloss white laminate. Since the wall-mounted pipework was installed before our vanity brackets, we had to measure the position, diameter and length of every single pipe and then make several bracket types to work around this. The bin chutes then had to fit between all these, whilst of course still being centralised between basins.     Acoustic Privacy From innovative design strategies to sound-absorbing materials and fixtures, we explore the tools and techniques available to architects, designers, and facility managers to mitigate noise and create tranquil washroom environments. How to soundproof the washroom environment: Acoustic Privacy What is Acoustic Privacy? Acoustic Privacy means protecting confidential or sensitive information through sound insulation or dampening. ​ It’s a crucial design component in the workplace to protect employees, particularly in areas like boardrooms, meeting booths and washrooms, where discretion is a priority. ​ The washroom should be a place of privacy and comfort, and sound insulation is one element that makes up this dynamic. Is this the same as soundproofing? Not quite, total soundproofing is somewhat a myth. ​ Under strict lab conditions it may be possible to soundproof a room or washroom cubicle, but in the real world there are many variables that make true sound proofing unlikely; gaps above and below doors, gaps in panelling, and reflective material surfaces can all enable sound to travel, which prevents perfect soundproofing. The myth of the 45dB soundproofing standard We often get asked whether our washroom cubicles can meet a 45dB reduction of sound. Many plasterboard manufacturers use this figure to demonstrate their product offers optimal soundproofing. ​ But it is crucial to understand, this level of sound reduction has been achieved under stringent lab conditions and not in real world scenarios. ​ To truly meet this 45dB reduction would require costly finishes, and weighty panelling and doors, which can lead to safety concerns on-site such as emergency access. This is neither ideal nor practical. How can I increase acoustic privacy? If soundproofing can’t truly be achieved in the real world, how can we improve privacy? ​ Rather than the unrealistic goal of total soundproofing, a goal of acoustic privacy through sound management is something that can be achieved. ​ While reduction of sound is near impossible, the addition of sound is a very realistic option that can be used to improve acoustic privacy in a space. ​ How is this achieved? ​ The addition of sound such as air ventilation, extractor fans, dryers and soft background music are all unintrusive sound additions that will add to the privacy of a washroom. ​ Material selection is also vital, soft wood finishes for example will absorb sound better than reflective glass. Managing the overall sound environment in this way gives you control of sound levels and privacy as a result. Comprising of over 67,800 SQ/FT Grade A office space. There is also a courtyard which provides the perfect space for client entertainment, yoga and other wellness activities creating a unique experience inside and out. ​ Maxwood created a modern and sharp washroom area. The basement area comprises of showers set back one after another in a truly unique design with a timber trim down the panel of each cubicle door. The upper floors consist of rows of cubicles with vanities parallel and further floors with Superloo layouts.     < Back Ilona Rose House Ilona Rose House with its unusual rose-coloured 3D printed façade is a new-build, mixed-use project spread over 13 floors, including a 4-storey basement with a quarter of natural light. The all-new 300,000 sq. ft office-led development certainly stands out from the usual London architecture. Ilona Rose House has achieved a BREAM Excellent rating and is an impressively intricate building to look at. A building of this status required impressive washrooms to complement its design. Maxwood Washrooms, worked in close collaboration with Westminster City Council to ensure the washrooms adhered to the green credentials of the project whilst maintaining the required degree of architectural quality. Through this collaboration, we were able to create both impressive and highly functional washrooms which carried the innovative design identity of Ilona Rose House across 6 floors. “The Ilona Rose House was a pleasure to work on for Faithdean, and the end result showcases the works that Maxwood are capable of in enhancing washroom experiences for the end user. This project in particular was straightforward with 6 floors of repeat washrooms, a shower and changing area with some additional rooms such as DDAs and gender-neutral WCs.     Velocity Brooklands Surrey Washroom cubicles at Velocity Brooklands are combined with Maxwood Xeista Cascade vanity units. Vanity tops are made from engineered Zodiac quartz stone, a beautiful, non-porous surface that will retain its look and lustre with minimal maintenance. Mirrors are installed from vanity unit level up to the ceiling together with some full height mirrors and pelmet lighting. Splashbacks were made from back-painted frosted metallic glass. Chrome finish single lever mix taps for hand basins complete the washrooms’ smart, contemporary feel. ​ The Maxwall Duct Panelling system was used to assist washroom installation and neatly conceal pipework and cisterns. Made-to-measure for each project and delivered to site ready to be installed, Maxwall ducting units make the running of pipework and mounting of sanitaryware quick, easy and secure. At Velocity Brooklands, Maxwall units in back-painted ‘Lime Zest’ glass provide fully accessible back panels to toilet cubicles, while full height Maxwall panels in white back-painted toughened glass are installed to male urinals, complete with frosted glass urinal dividers. ​ Three showers, including one designed for disabled access, are provided in all washrooms in line with the Government’s green scheme to encourage employees to cycle to work. These facilities also include lockers from Maxwood’s Ocean range, which offers a robust storage solution for wet and dry environments, together with complementary benching. Having already won a BCO Award for Best Refurbished Workplace in 2006, extensive refurbishments were undertaken to open up the atrium space, revolutionise the amenities and improve the roof garden. Knight Frank’s head of strategic asset management, Julian Stocks, states that a once “tired asset facing a highly uncertain future” has been transformed into “an attractive hub for the tech and media sectors”.
